How to Prepare a Home for Professional Real Estate Photography

Professional real estate photography preparation

Professional real-estate photography works best when the property is prepared before the photographer arrives. The goal is not to make the home look artificial. It is to remove distractions so buyers can understand the space, layout and condition clearly.

Start with the exterior

  • Remove trash cans and loose hoses.
  • Sweep or blow walkways.
  • Trim obvious overgrowth.
  • Clean the entry.
  • Remove unnecessary vehicles from the driveway.
  • Check visible exterior lights.
  • Straighten outdoor furniture.
  • Address obvious stains or buildup when practical.

Exterior care can materially improve the first listing image because the front elevation often serves as the property’s visual introduction.

Declutter countertops

In kitchens and bathrooms, clear dish racks, excess appliances, cleaning products, personal toiletries, paperwork and refrigerator clutter.

A few intentional objects can remain. The goal is visual clarity, not an empty showroom.

Make rooms easy to read

Furniture should help a buyer understand the room’s function and scale. Remove extra pieces that block walkways or make rooms feel smaller.

Use light deliberately

Replace burned-out bulbs and use consistent bulb temperatures where possible. Open window coverings when the view and lighting support the room.

Remove highly personal distractions

Simplify enough that buyers focus on the home itself rather than dense personal displays.

Prepare bedrooms and bathrooms

Make beds carefully, clear floors, remove laundry and reduce nightstand clutter. In bathrooms, close toilet lids, hang clean towels, clear counters and clean mirrors and glass.

Check reflective surfaces

Mirrors, televisions, glass doors and appliances can reflect people, equipment or clutter outside the frame. A photographer will handle composition, but a cleaner environment produces better options.

Do not use photography to misrepresent condition

Wide-angle lenses and editing can help communicate a room, but they should not be used to hide material defects or make rooms appear fundamentally different from reality.

Strong marketing creates qualified interest; misleading marketing creates disappointed showings.

Use the property-media path together with the sell-a-home journey to coordinate preparation, presentation and market positioning.
