Georgia Dream Down Payment Assistance: What Buyers Should Know in 2026

·Coso Services

New homeowners planning a home purchase

The Georgia Dream Homeownership Program is one of the most important state-level resources for buyers who need help with down payment and closing costs. In 2026, Georgia DCA offers several Georgia Dream mortgage pathways rather than a single one-size-fits-all program.

Georgia Dream program structure in 2026

Georgia DCA’s current program page lists four major options: traditional Georgia Dream, Peach Select VA, Peach Plus and Peach Advantage. Eligibility, loan type, income limits and down-payment assistance differ by program.

Traditional Georgia Dream

The traditional program is directed primarily toward eligible first-time buyers, buyers who have not owned a primary residence in the previous three years, and some buyers purchasing in targeted areas. DCA states that down-payment-assistance options are available.

As of the July 8, 2026 program information, the general maximum home sales price is listed up to $625,000, subject to area or county limits. The Atlanta metro income limits listed by DCA are up to $137,555 for one-to-two-person households and $158,188 for households of three or more, subject to program rules.

How the assistance is structured

DCA describes Georgia Dream down-payment assistance as a 0% interest second mortgage with no monthly payment. The assistance is generally repayable when the home is sold, refinanced or is no longer the borrower’s primary residence.

Standard, PEN and Choice assistance

For the traditional Georgia Dream program, DCA currently lists:

  • Standard: up to 5% of purchase price, capped at $10,000.
  • PEN: up to 6% of purchase price, capped at $12,500 for eligible protectors, educators, nurses and qualifying categories.
  • Choice: up to 6% of purchase price, capped at $12,500 for qualifying households involving a family member with a disability.

Program details and eligibility should be verified at application because state programs can change.

Peach Select VA

Peach Select is designed for qualifying VA borrowers and does not provide Georgia Dream down-payment assistance through that specific program. DCA publishes a separate program rate.

Peach Plus and Peach Advantage

Peach Plus expands eligibility to certain FHA and VA borrowers with higher program limits, while Peach Advantage is a conventional-loan option with assistance generally ranging from 2% to 5% of the first mortgage amount.

How to apply

Buyers do not apply directly to DCA for the mortgage. Georgia Dream applications begin through a participating lender, which evaluates credit and loan eligibility before the file goes through DCA compliance review.

Homebuyer education matters

Georgia Dream includes homebuyer-education requirements. DCA’s homebuyer process also emphasizes budgeting, preapproval, underwriting, home search, closing and post-closing ownership.

Do not build your purchase around the headline assistance number alone

Assistance can reduce upfront cash needs, but buyers still need to evaluate total monthly payment, taxes, insurance, HOA costs, property condition and reserves after closing.
